If you are the duty holder for a commercial property you are liable to prosecution if you fail to comply with the new asbestos regulations.
Asbestos containing materials (ACMs) are still present throughout properties in the UK. Our asbestos surveys will enable you to know what ACMs are present in your building and what you need to do to create an effective asbestos management plan.
Following the release of HSG264 by the HSE, Asbestos Management Surveys have replaced what used to be known as Type 1 and Type 2 Asbestos Surveys. The Asbestos Management Survey now requires sampling to be undertaken to determine all asbestos materials that are readily accessible.
Our Asbestos Management Survey will assess what asbestos is present in areas that can be accessed without intrusively damaging the property. This is aimed at determining the presence of asbestos in communal areas, industrial properties, offices, rental properties, and for buyers and sellers of a property.
Refurbishment and Demolition Survey
Similarly, subsequent to the release of HSG264, Type 3 Asbestos Surveys were replaced by the Asbestos Demolition/Refurbishment Survey. An Asbestos Refurbishment and Demolition Survey is an investigation into the core of a building and requires access to every area. It sets out to establish the location, extent and condition of asbestos throughout the property so that an asbestos risk assessment can be made.
Where necessary asbestos samples will be taken to test whether asbestos is present and what type – Chrysotile (White asbestos), Amosite (Brown asbestos) or Crocidolite (Blue asbestos).
These asbestos surveys will highlight what materials need to be removed and how to manage asbestos before works commence so that a builder or demolition contractor working in a property containing asbestos can do so safely.
